The People Behind

epIMS was born when a team of landlords, property developers, investors and property professionals got together to complete a 90-home development in Manchester. It involved converting a magnificent, city centre, period building and like so many old buildings, constructed when fuel was relatively cheap and the technology didn't exist, the design was not energy efficient.

As home-owners, like everyone else in the country, we were conscious of how ever-increasing gas and electricity bills impacted on our lives. We knew that much of the energy we were paying for was being wasted through windows, walls, roofs and other areas, not to mention damaging to the environment and that buyers, whether they be investors, landlords, homeowners or tenants, would expect and demand energy efficient properties.

Supported by a team, of Energy Assessors, architects and surveyors, we became experts in making older buildings more energy efficient. Having built and renovated hundreds of homes since, in some of the coldest parts of Britain, we don't think anyone knows more about retrofitting homes.

We've now used that expertise to design a platform that automates the process of identifying energy inefficiency in individual properties and recommend unbiased, scientifically based, cost-effective solutions.

Importantly, we have first-hand experience, having already carried out extensive improvements to our own homes, to make them more energy efficient. We've also improved the energy efficiency of our rental properties, to make sure that our tenants' energy bills are lower. As a result, we retain tenants longer, reducing voids, have increased the value of our and our customers' properties and reduced maintenance costs.

Our philosophy is simple: If a car was leaking fuel through a hole on the fuel tank, shopping around for cheaper petrol or diesel wouldn't be uppermost in people's minds. The sensible first course of action would be to get an experienced specialist to find and fix the leak.

Our team of Energy Assessors (residential and commercial), property surveyors and software engineers, developed the unique online platform epIMS. It stands for Energy Performance Integrated Management System and it's the ultimate in residential energy efficiency analysis and improvement.

Our Journey

Since our very first project, we've completed and retrofitted residential developments, student accommodation and commercial properties. We've installed everything from roof and wall insulation to solar panels and air-source heat pumps. We know what needs doing, how much, or little, you should pay and how to get best value. We know when a job's been done properly, how to limit disruption, how to avoid the pitfalls and the difference between the requirements of a homeowner, a tenant and a landlord.

Finding out what improvements are appropriate for any particular property isn't easy, unless you have the facts and the knowhow. It starts with a comprehensive report on your property and the epIMS platform saves you money from the very start. Many detailed reports can cost between £450 - £900+ and, whilst there are some reports that are cheaper than this, they can be somewhat light in detail with potential pitfalls costing more than the work done.

To make our reports both comprehensive and affordable, we've invested heavily in developing software (epIMS) that can extract data from publicly available information and elsewhere to produce the best value reports available. We even offer free preliminary reports on a property's energy efficiency.

What is ?

epIMS (Energy Performance Integrated Management System) is the only web-based program, developed by Energy Performance Advice Limited (EPA), a UK based company, to simplify the process of identifying, costing and installing energy improvement measures in UK residential and commercial properties.

epIMS was designed by experts in the fields of construction, energy efficiency and information technology, for homeowners and landlords who appreciate the growing importance and benefits of Retrofitting older properties and as a consequence, want to reduce energy bills, improve an EPC rating, increase and protect the value of a property, whilst reducing its carbon footprint.

epIMS employs a powerful combination of diagnostic, prescriptive and predictive data analytics, to produce a variety of energy efficiency reports that are essential before starting a retrofit or energy saving journey. Put simply, it looks at what has happened in the past, what is going on currently, what outcome you want and what benefits you can expect in the future. It then presents a range of costed recommendations and scenarios, with an easy-to-follow roadmap and tools to complete the work. If you need a turnkey solution to include finding trustworthy suppliers and installers, epIMS can also manage an entire project from start to finish, with optional monitoring.

How Does Work?

When an EPC survey is carried out by an accredited Energy Assessor, important information is collected that isn't used to full advantage when producing an EPC. It wasn't necessary to use some of the information collected because the main purpose of an EPC was to provide a snapshot of the building's current performance and only give the briefest guide to its potential. But that's changing as property owners, buyers, tenants and professionals are becoming more thorough in their assessment of a property's energy efficiency and running cost.

epIMS interrogates the data more thoroughly and by extrapolating key facts, it can integrate the information with other available data, relevant to that particular property. It will then generate a detailed report, recommending costed, energy improvement measures, based on the property owner's priorities and objectives. It will even let you know about any grant funding opportunities.

How Will Benefit Landlords, Estate Agents and Property Professionals?

Landlords

epIMS provides landlords with the same benefits as homeowners, with the added advantage that overwhelming industry evidence suggests, more energy efficient properties command a higher rent, are easier to let, reduce voids and attract a better tenant. Moreover, landlords with properties having an EPC below a C need to know their exposure, should the legislation change, as it inevitably will. At the same time, it is accepted that some properties cannot attain a C, in which case evidence of exemption entitlement may be required. Landlords will be perceived as being more ethical and you will enable them to be prepared.

Estate Agents

epIMS provides Estate Agents' customers with another valuable service by not only giving them the opportunity to reduce energy bills and increasing the value of their property, but also by making properties easier to sell, whilst helping owners reduce their carbon footprint.

Property Professionals

epIMS enables property professionals to monetise information from current EPCs that was not considered valuable to customers, until now. That's because EPCs were thought of as a legal necessity, whilst the measurable benefits to property owners were frequently overlooked. That's changed due to rising energy costs and a global focus on the added value attributable to more energy efficient properties.

epIMS will also support and reward Energy Assessors. If customers carry out energy improvement measures, we would recommend a new EPC and the originating Energy Assessor would have first call on reassessing the property. Also, as EPA are constantly being asked to provide EPCs we would prefer to pass leads to assessors that we know.
